In our last post, we told you a little bit about the Magic-Pak, which is a through-the-wall heating and cooling unit. We're adding Magic-Pak air conditioner cleaning as a property maintenance service for Building Maintenance Management customers, so we thought we'd tell you a bit about what goes into the process.
First, the air conditioning unit itself needs to be removed from the Magic-Pak system. The coils, which often catch lint and other debris, are then given a thorough cleaning. If necessary, we'll also comb through the fin tubing on the unit.
Next, we clean out the condensation pan and the drainage lines, and we'll insert tablets that prevent sludge buildup inside the Magic-Pak A/C unit. Lastly, we'll change the filter, which will undoubtedly be dirty and covered in all sorts of dust, debris, and other allergens.
The BMM team keeps a log for each Magic-Pak system, so the condition of the system, as well as all service performed on it, is recorded.
